EPC Ratings are illustrated on a scale from ‘A’ to ‘G’, where ‘A’ represents the highest level of energy efficiency and ‘G’ indicates the lowest. For rental properties, it is mandatory to attain a minimum rating of ‘E’.
EPC Assessments
Only an accredited Energy Assessor can undertake a Domestic EPC assessment. The Energy Assessor must visit the building in person to ensure that the data is accurate. Assessors are not allowed to accept the owners word regarding improvements made. Therefore assessors must see the evidence at the property either in terms of physical words or documented proof.
During the evaluation, the energy assessor will gather details pertaining to the structure, encompassing blueprints, the building’s dimensions, its intended use, the count of levels, as well as the quantity and variety of glazing (for instance, single or double). Additionally, information regarding insulation, heating systems, and the fuel type utilized will be collected.
The data collected from your property will be fed into an approved government software programme which in turn produces the certificate and a recommendation report for the building.
An energy assessor then lodges the certificate with the government register via his or her accreditation body and provide the seller or prospective landlord with the Domestic EPC.

These include:

Lighting – top EPC tips
Try and make sure as many of your fixed light fittings as possible have low energy lamps fitted as this will improve the EPC rating.
Loft Insulation – top ECP Tips
This is one of the easiest and cheapest ways to improve your EPC rating. Going from no insulation to 270mm can improve the rating by 10 or 15 points. Even a top up on existing insulation can get 2-5 points worth of improvement in many cases.
Cavity wall insulation
‘It is advisable to insulate cavity walls whenever feasible. On average, insulation can enhance the rating by 5-10 points.’
Upgrade your heating
The heating system is one of the key factors in the EPC. Upgrading an old boiler to a new condensing model will improve the rating by 5-20 points. Check whether you qualify for the Governments Boiler Upgrade Scheme
Boiler information to ensure the correct rating
An EPC assessor will try to establish the exact make and model of the boiler. This will ensure that your property gets the most appropriate efficiency rating. However, establishing the boiler details from visual inspection can be difficult, so please provide information manuals or service history where available.
Insulate your hot water cylinder – EPC Tips
Not everyone has a hot water cylinder, but if you do, it is worth adding insulation to the tank. This is cheap and easy to do, and will bump your rating by a few points as well.
Glazing and when to upgrade
Upgrading single glazed windows to new double glazing will make several points difference on average. If you already have double glazing, even if it is old, there is not going to be much improvement. Double glazing fitted after 2002 may indicate the date of installation. Where the date is not visible, documented evidence of the installation date would be helpful.
Documentation – lack of documentation can cost points.
If you have already had loft insulation installed but there is no access to the space, then you should try to get documentation to prove this to the EPC assessor. Sometimes this can make as much difference as actually installing an improvement. The same goes for windows installations and other improvements.
Seal open chimneys – EPC Tips
Open fires and draughty chimneys actually make some difference to the EPC rating. If possible, block these up permanently, or install a closed heater in the opening.
Solid wall insulation
Properties with solid walls tend to have a lower EPC rating than an equivalent property with cavity walls. Solid walls can be insulated from the outside or inside but both methods tend to be expensive. The good news is that it can increase the rating of the property by 10-20 points or more, so if maximising your EPC rating is important to you, then this is the way to go.
Renewable energy – Solar power and wind turbines
Installing solar PV panels should enhance your energy rating, depending on the system’s size. AS an example, a larger system with 16 panels could increase your rating by 10 points.
Solar thermal systems, typically less expensive than PV systems, will contribute only a few points to the overall rating. Wind turbines can also boost the rating; however, significant improvements are generally seen with larger turbines situated in rural settings. Small turbines in urban areas tend to have a minimal effect, both on the Energy Performance Certificate (EPC) and your electricity generation.

Draught proofing can add approximately one point onto the final rating and draught proofing is cheap.

Low Energy Light Bulbs
Date: 10th August 2022
Many customers wrongly assume that the light bulbs in their house are low energy light bulbs (LEL). To help avoid confusion, I have listed below the bulbs that can not accepted as LEL in a domestic EPC assessment.
This is a traditional light bulb and often know as incandescent or tungsten filament. This is inefficient and is not regarded by the RdSAP software and a low energy light source.
These halogen bulbs employ filament technology and operate at elevated temperatures, which renders them marginally more efficient. Nonetheless, despite being advertised as more energy-efficient, they are not acknowledged by the RdSAP software as Low Energy Lightings (LELs).
ECO Halogen bulbs represent the next generation of halogen lighting and are more efficient than traditional filament bulbs. However, they are not classified as low-energy lights by the RdSAP system.
Care is needed with spot lamps. Spot lights that have clusters of diodes are LED and accepted by RdSAP.
Lights with just one bulb are halogen technology and do are not accepted by RdSAP as LEL’s.

Adding roof insulation is a great way of adding extra points to your EPC rating. Using my own home as a test case, I can see that if I removed all loft insulation, that the rating would fall 6 points (reducing from 270mm think to zero). The difference between 100mm of insulation and 270mm is only one point, but an additional point could be gained by increasing the thickness further to 350mm.
The above images show a loft space with just 100mm of insulation and after with an additional 170mm laid across the joists.
Please note that if the insulation is of the multi-foil type (a multi-layered blanket that includes at least three layers of foil-type material) or foam insulation, then the insulation’s thickness should be considered double. In these cases, the actual thickness will be doubled.
Also note that that if the roof is pitched but there is no access to the roof space for the assessor to measure the depth of insulation and there is no documented proof that insulation is present within the roof space, the assessor must state that the roof insulation is “as built”. This means that the computer will make an assessment of insulation based on the age of the property and building conventions that existed at that date.

How much should my EPC cost? The cost of an Energy Performance Certificate (EPC) will probably range from £50 to £120. The actual cost will depend on the size of property, number of bedrooms, the number of extensions and whether you approach an independent assessor, an estate agent or specialist company. Your Estate Agent is likely to charge between £75 and £120 for your certificate. Whilst this may be an expensive option, the assessor may be linked to the agent in some way and will probably understand the need to act promptly.
Numerous specialist firms offer EPC services. While many advertise low costs, the final price often increases significantly once VAT and commission are factored in. These companies typically rank high on search engine results due to their investment in advertising or their engagement with Search Engine Optimisation firms to enhance their visibility. Often, these services are outsourced to a network of independent assessors, many of whom are not VAT registered, and they are paid only a portion of the total fee quoted. Many of these independent assessors, like myself, are available to provide the same service directly without overheads and often without VAT.
Whilst the independent assessor may charge £50 to £70, a Specialist company will probably be adding commission and VAT.
