About EPC’s, The Certificate
An Energy Performance Certificate, commonly referred to as an EPC, is a required whenever a property is to be sold or rented. If you are selling or renting a property in or around Taunton, Wellington or Bridgewater you should order your EPC for potential buyers or tenant before the property is marketed. Failure to produce an EPC can result in a severe penalties.
EPC’s are also required for renewable energy installations and for Government backed initiatives which include Green Energy Deal and Boiler Upgrade Scheme
The domestic energy performance certificate will be compliant with regulations for both the rental or sale of the property. The information on the EPC will help owners and occupiers make their property more energy efficient and allow potential buyers and tenants to compare the energy efficiency of different properties.
The EPC certificate also provides an energy rating which is based on a scale of government benchmarks to demonstrate the actual performance of the building versus the potential that it could achieve through recommended energy improvements and capital investment.

EPC ratings
Ratings are represented through a chart with grades from ‘A’ to ‘G’, where ‘A’ is the most energy efficient and ‘G’ is the least. in the rental sector, a property must achieve at least a rating of E.
EPC Assessments
Only an accredited Energy Assessor can undertake a Domestic EPC assessment.The Energy Assessor must visit the building in person to ensure that the data is accurate. Additionally, the assessor is not allowed to take the owners word that regarding improvements. The assessor must see the evidence at the property either in terms of physical words or documented proof.
During the assessment the energy assessor will collect information about the building. This will include plans, dimensions of the building, its purpose, the number of floors, the amount and type of glazing (i.e. single or double glazing), the heating systems and the type of fuel used.
This information will be fed into an approved government software programme. The software produces the certificate and the recommendation report for the building.
The energy assessor will then record the certificate onto the national register via his or her accreditation body and provide the seller or prospective landlord with the Domestic EPC.

I will produce the certificate within 48 hours of the epc survey. I will then email you a link to your EPC on the official register. Your Energy Performance Certificate will be valid for a period of 10 years from the date of issue.
